The Sector 37D is a residential area that is developing fast and is located along the Dwarka Expressway. This area is surrounded by sectors like 37C and 88A, and has smooth connectivity to NH-48, Pataudi Road, and IGI Airport.

Nearly 40% of the sector is developed, with 60% still under construction β meaning buyers are entering an area mid-development, which carries both upside potential and short-term inconveniences.
Road Connectivity
Sector 37D has direct connectivity to Dwarka Expressway and NH-8 through the famous and busy Hero Honda Chowk. This sector can be regarded as the opening gateway to the upcoming 1,000-acre Global City via the Northern Peripheral Roadβwhich makes it an important link between old and new Gurgaon. The sector also offers access to the Southern Peripheral Road and Golf Course Extension Road through the Central Peripheral Road.

The Union Cabinet, in June 2023, approved the Gurugram Metro Rail Project, which is supposed to increase connectivity. This will help in adding the mode as well as the speed of transportation for the daily commuters, as the proposed GMRC route has to pass through Sector 37, Gurgaon. This addition of a transportation mode will boost the economy and serve as an activity hub for the area and its people
Current reality: The metro is approved and planned β but not yet operational in this corridor. Buyers should treat metro connectivity as a future benefit, not a present one. The nearest operational metro station currently is Huda City Centre β approximately 15β20 minutes by road.
Schools Nearby
Schools such as Suncity, Narayana e-Techno, and Euro International are within the sector. Notable nearby schools include Alpine Convent, Delhi Public School, Scottish High International School, and GD Goenka World School.
For families: School infrastructure is genuinely present β this is not a barren area. However, most reputed schools require a 10β15 minute drive, not walking distance.
Hospitals and Healthcare
For residents of Signature Global City 37D, the healthcare picture is mixed β adequate for routine needs, but limited for serious emergencies.
Within the sector: The closest hospital is The Signature Advanced Super Speciality Hospital – located directly on Dwarka Expressway in Sector 37D itself, within walking distance or a 2-minute drive. Operated under the Park Hospitals group, it carries a 4.7-star rating across 5,000+ Google reviews and is available 24 hours. Residents report satisfactory surgical care and CGHS-approved billing. For day-to-day medical needs and minor emergencies, this facility is genuinely convenient.

Of late, BPTP and Ramprasthaβother builders of reputeβboth have ready-to-move-in flats in this sector too. It means that you can get the possession immediately without waiting, unlike Signature Global.
Also, here Navraj and ROF have almost similar offerings at competitive prices. That’s why, to balance it out for the interested ones who want to move in immediately in this sector, they don’t have to feel disappointed, as these alternatives may still succeed in pulling you in.
What Could Make This Area More Valuable
The future of Sector 37D is bright β with the opening of Dwarka Expressway, ongoing metro rail progress, new business hubs like the pending Global City site nearby, and continuing residential projects creating further momentum. Road and area infrastructure are also being improved by widening roads and adding new underpasses, cycling lanes, and connections that will shorten travel times.
Sector 37D is a gateway to the upcoming 1,000-acre Global City via NPR β making it a pivotal link between old and new Gurgaon.
The Global City project β a planned 1,000-acre integrated township β is the single biggest long-term value driver for this entire corridor. If it develops as planned, early buyers in Sector 37D could see significant appreciation.

Bottom line on location: Sector 37D is genuinely one of Gurgaon’s better long-term bets. The location story is real β the corridor appreciation, the expressway access, the schools and hospital nearby. The problem with Signature Global City 37D is not the sector. it is the developer’s inability to deliver on time, what was promised within it. As of mid-2025, the road connecting the society to Dwarka Expressway remained unresolved β nearly a year after residents moved in. This is not a minor inconvenience. It directly affects daily commutes, emergency vehicle access, resale value, and quality of life.
What We Liked
β RERA Registered β Verified MyReviewHub confirmed this project’s registration directly on haryanarera.gov.in (Project ID: RERA-GRG-877-2021). In their RERA registration filing, Signature Global declared that major statutory approvals were in place before launch β including water supply (GMDA), sewage disposal (GMDA), electricity load (DHBVN), and Forest NOC. These are the builder’s own declarations to the regulator. Buyers can verify the original filing directly on haryanarera.gov.in.
β Competitive Pricing for the Location At βΉ1.16 Cr for a 2 BHK independent floor near the Dwarka Expressway, the pricing is competitive for Gurgaon’s current market. Independent floors in more established sectors along the same corridor are priced significantly higher β making Sector 37D one of the more affordable entry points into this area. For a long-term buyer with patience, the location-to- price equation has genuine merit.
β DDJAY Scheme Coverage The project falls under the Deen Dayal Jan Awas Yojana β a government affordable housing framework that brings regulatory oversight and price controls. This structure limits how much a builder can charge and offers buyers a layer of policy protection beyond standard RERA.
β Listed Developer, IFC-Backed Signature Global completed its IPO in 2023 and is listed on NSE. It is backed by IFC (International Finance Corporation), a World Bank group entity. A listed company faces public scrutiny, mandatory disclosures, and regulatory oversight that unlisted developers do not β this is a meaningful, if not unconditional, positive.
β Escrow Account Declared As committed in their sworn affidavit filed with Haryana RERA, buyer funds are to be held in a dedicated IndusInd Bank scrow account (A/c: 250025003701), with 70% of all receipts deposited and withdrawable only in proportion to construction completion β requiring certification by an engineer, architect, and chartered accountant. Whether this commitment was fully honored in practice cannot be verified without accessing the project’s financial audit reports.
What Concerned Us
π΄ 1. Possession Delayed by 19+ Months β Sworn Date Missed
This is the foundational fact of this review β and it comes from official documents, not buyer complaints. In their sworn affidavit (Form REP-II) submitted to Haryana RERA on 16 June 2021, Signatureglobal Developers Pvt Ltd declared under oath:
“The time period within which the project shall be completed by promoter is 30/09/2023.”
The project subsequently received two official RERA extensions:
- Extension 1: No. 28 of 2023, dated 04 December 2023 β first deadline missed
- Extension 2: No. 11 of 2025, dated 06 May 2025 β second deadline missed
The project appears substantially complete and operational with active occupancy, although buyers should independently verify the latest OC/CC and compliance status. The project had a confirmed 19+ month delay on a sworn legal commitment β documented on the official RERA portal, available for anyone to verify.
What buyers can do: Under RERA Section 18, allottees are entitled to compensation for delays at the SBI MCLR rate. If you have booked and are affected, consult a RERA-registered lawyer immediately.
π΄ 2. Sworn Affidavit Contradicts Their Own RERA Filing on Land Ownership
This is the most serious finding in this review β and we uncovered it by cross-referencing two official RERA documents filed by Signature Global itself.
What they swore in their affidavit (Form REP-II, June 2021): “M/s Signatureglobal Developers Private Limited has a legal title to the land admeasuring 15.502 Acres on which the development of the project is proposed.”
What they declared in their own RERA Form B (filed simultaneously): Under Question 6 β “Is the applicant owner-licensee of the land?” β the answer is clearly: No.
The same form identifies the actual landowners as:
- Lalwani Brothers Buildcon LLP β New Rajendra Nagar, New Delhi
- Unistay Hospitality Pvt Ltd β Vasant Kunj, New Delhi
Signatureglobal Developers Pvt Ltd is the development collaborator β not the land owner. Their collaboration agreement is registered, so the arrangement is legally structured. But the sworn affidavit’s claim of “legal title” directly contradicts their own Form B declaration filed in the same RERA application.
Why this matters for buyers: In any future dispute β about possession, refunds, or compensation β the question of who legally owns the land becomes critical. Buyers should have a RERA lawyer review the exact chain of title before signing any agreement.
π΄ 3. Road Connectivity Approval Was NOT Obtained at Launch β Then Sworn to Obtain
This finding requires reading two documents together.
In RERA Form C (filed at registration), under approvals for external connecting services, the entry for ROADS clearly states: No. Storm Water Drainage approval was also missing.
In their sworn affidavit (Point 8), the promoter declared: “M/s Signatureglobal Developers Private Limited shall take all the pending approvals on time, from the competent authorities.”
They launched the project without road connectivity approval. They swore to obtain all pending approvals on time. The road was never properly delivered.
The consequences were documented publicly: on 15 August 2025 β India’s Independence Day β approximately 150 residents staged a protest outside the society. The developer had promised four 24-metre-wide roads connecting the society to Dwarka Expressway. One road was constructed but subsequently blocked because the land belongs to a government agency. The remaining access is a 700-meter potholed revenue road with an open drain on one side and agricultural fields on the other β causing accidents.

π΄ 4. Project Land Carried a Rs. 22.58 Crore Loan at Launch
The sworn affidavit discloses that at the time of RERA registration, the project land was hypothecated to Vistra ITCI India Limited (acting as security trustee on behalf of IndusInd Bank) for Rs. 22.58 Crores β by way of hypothecation on sold and unsold receivables of the project land.

Simply put, the land had a significant loan charge against it when buyers started paying. This was disclosed in the affidavit β which is legally correct conduct β but most buyers are unaware that their payments were going into a project where the underlying land asset carried a prior financial charge.
π΄ 5. Self-Certified OC β Government Approval Status Unclear
As per the HRERA project portal accessed in May 2026, the current status for this project is “Extension Certificate Uploaded.” MyReviewHub could not independently confirm receipt of an Occupancy Certificate from the primary HRERA portal. Prospective buyers are strongly advised to verify OC status directly at haryanarera.gov.in before making any decision.
An OC is not a formality. It is the legal document confirming a building is structurally safe and legally fit for occupation. Without a valid government-issued OC, residents technically occupy at their own risk, banks may refuse final loan disbursements, and resale becomes legally complicated.
π‘ 6. Buyer Sentiment Online
Buyer discussions across public forums including MouthShut, Reddit and property communities, show mixed reactions regarding Signature Global City 37D Phase-1. While several residents appreciate the low-rise layout, spacious units and improving connectivity near Dwarka Expressway, some buyers have raised concerns related to infrastructure readiness, maintenance responsiveness and post-possession finishing quality.
These observations are based on publicly available user discussions and should not be treated as independently verified facts.
π‘ 7. Marketing Positioning vs RERA Specifications
Public marketing material and portal listings for SIGNATURE GLOBAL CITY 37D – 1 position the project as a premium low-rise independent floor township with lifestyle-oriented amenities. However, the construction specifications disclosed in the projectβs RERA Form-H reflect largely standard mid-segment specifications at the time of registration filing. We are reproducing the specifications exactly as disclosed in the RERA filing:

At the time of the original RERA registration, several amenity-related components were also marked as βYet to be Prepared,β including:
- Electricity supply system
- Security and fire fighting
- Playgrounds and parks
- Clubhouse / community centre

This does not necessarily mean these amenities were never delivered later. However, buyers should compare:
- brochure representations,
- marketing claims,
- actual on-ground delivery,
- and RERA-filed disclosures
before making a purchase decision.
Buyers who purchased based on brochure renderings showing world-class amenities should cross-check what has actually been delivered against what was legally committed in the RERA filing.
π‘ 8. The Project Was Registered Under a Separate Legal Entity
The RERA filing for Signature Global City 37D was submitted under: βSignatureglobal Developers Pvt Ltdβ. In Form G of the filing, the promoter declared:
βProjects launched by the promoter in last five years: No Projects.β
At the same time, the broader Signature Global group had already launched and delivered multiple residential projects in Gurugram under different group entities and SPVs. This distinction matters because buyers legally transact with the specific entity named in the agreement β not only the parent brand marketed in advertisements.
Large developers commonly use separate entities for different projects. However, buyers should still review:
- the exact legal entity signing the agreement,
- financial strength of that entity,
- and whether project-level liabilities sit with the SPV or parent group
π‘ What Signature Global Filed with RERA β And What Changed Later
This section is based on the sworn declarations and project filings submitted by Signatureglobal Developers Pvt Ltd to Haryana RERA in June 2021. We reviewed the original registration documents, extension filings and continuation approvals available on the Haryana RERA portal.

The differences between the original filings and the current project status are visible in publicly available RERA records and subsequent project updates.
Builder Track Record
Signature Global Group was founded in 2014 in Gurugram and has grown into one of Delhi NCR’s most active residential developers in the affordable and mid-housing segment. Its 2023 NSE IPO was a significant milestone β bringing listed-company accountability, IFC (International Finance Corporation) backing, and institutional scrutiny that purely private developers do not face. According to publicly available data, the company holds approximately 13% market share in Delhi NCR and around 27% in Gurugram’s residential micro-markets.
These are real positives. A listed company with institutional investors cannot easily walk away from its obligations the way an unlisted developer can. That accountability matters.
However, execution is where the pattern becomes harder to ignore. On 15 August 2025 β India’s Independence Day β residents of two separate, independently RERA-registered Signature Global projects staged protests simultaneously. Residents of Signature Global City 37D Phase 1 in Sector 37D protested over undelivered road connectivity. On the same day, residents of Signature Global Park in Sector 37 β a different project with its own RERA registration β protested over near-identical grievances: undelivered 24-metre roads, poor construction quality, and absent maintenance services.
Two projects. Two RERA registrations. One day. Identical complaints.
This review documents the specific findings for City 37D Phase 1 only. But buyers considering any Signature Global project should weigh the brand’s financial credibility against its documented execution record β and verify the current status of promised infrastructure before committing.

Investment angle: The location has genuine long-term merit. If road connectivity is resolved β through GMDA intervention or legal pressure β and the area continues developing, early buyers could see appreciation. The risk is timeline uncertainty and the ongoing gap between promised and delivered conditions.
Risk-adjusted view: Buyers must factor in that they may wait an additional 1β2 years for infrastructure to settle, face potential legal costs if pursuing RERA compensation, and carry the uncertainty of an OC that has not been clearly verified as government-issued.
Who Should Buy This
This project MAY work for you if:
- You are a long-term buyer or investor with a 4β5 year horizon
- You are comfortable with a developing micro-market where some infrastructure is still evolving
- You have personally visited the site and spoken with existing residents about their experience
- You have carefully reviewed the sale agreement, possession status and maintenance structure before booking
- You are purchasing at pricing that fairly reflects the current stage of the project and surrounding infrastructure
Avoid this project if:
- You need immediate possession or rental income within the next 12 months
- You are looking for a fully ready move-in environment for end-use with family
- You are not comfortable with projects where surrounding infrastructure and execution timelines are still evolving
- You prefer fully completed projects with clear occupancy and maintenance visibility
- Your purchase decision is based primarily on marketing material without reviewing the actual specifications and current on-ground status

Road connectivity, OC status, and a conversation with current residents β verify all three before you sign anything.
The project is delivered and largely occupied. The location has appreciated over the past few years, and the overall township fundamentals appear genuine.
However, before making a purchase decision, buyers should carefully check three things:
- current road connectivity and surrounding infrastructure on the ground,
- updated OC/possession status directly through Haryana RERA and local authorities,
- and feedback from existing residents alongside the developerβs sales presentation.
If these factors align with your expectations, the project can be a reasonable end-use option at current pricing. However, buyers who prioritise fully mature infrastructure and completely settled execution may want to evaluate alternative ready-to-move options as well.
