ATS Kingston Heath Review 2026: Sector 150 Noida — RERA, Construction Status & Buyer Risks
This verdict is based on information available at the time of research. Always conduct your own due diligence before making any purchase decision.
This ATS Kingston Heath Review looks beyond the project’s brand name and Sector 150 price charts to examine what the official records actually show. ATS Kingston Heath sits in one of Noida’s most closely watched micro-markets. Sector 150 has seen strong property-price appreciation over the past five years, but parts of the locality have also faced regulatory uncertainty linked to the wider Sports City development and its obligations. We examine the official UP-RERA record for construction progress, project documentation and disclosures — because for a project this close to its RERA-declared completion date, the paperwork matters as much as the postcode.
This review is based on the project’s official UP-RERA filings — including its registration details, quarterly progress reports, Form-B affidavit, plans and document index — along with registered sub-lease deeds forming part of the land-title chain, the promoter’s Environmental Clearance and fire-related filings, named reports from Hindustan Times, The Times of India and other bylined publications, and clearly identified buyer/locality commentary. Builder brochures and broker summaries have not been treated as evidence.

Location Analysis for ATS Kingston Heath, Sector 150
Sector 150 is widely regarded as one of Noida’s premium residential micro-markets along the Noida–Greater Noida Expressway, known for large residential developments, golf-course-oriented projects and substantial price appreciation in recent years. At the same time, parts of the sector form part of the wider Sports City framework, whose development obligations and regulatory history have created additional complexity for buyers.
ATS Kingston Heath itself forms Phase 2 of a larger development that includes ATS Pristine Golf Villas and a golf-course component. That makes the Sports City context relevant to this review — but broader sector-level or Sports City issues should not automatically be treated as project-specific deficiencies unless the evidence directly links them to Kingston Heath.

Road & Expressway Connectivity
The Noida–Greater Noida Expressway is the primary commuting spine for Sector 150, connecting the locality with Noida’s established commercial sectors and onward routes towards Delhi and Greater Noida.
Another important alternative corridor is the Yamuna Pushta Road. In February 2026, Hindustan Times and ET Infra reported plans to repair and resurface an approximately 11.5-km stretch at an estimated cost of ₹30 crore, alongside proposals to extend or upgrade the corridor towards Sector 150. The works are intended to create a more effective alternative route and reduce pressure on the Noida–Greater Noida Expressway, particularly during peak hours.

⚠️ MyReviewHub Note — Locality Issue vs. Project Issue The road-condition and congestion concerns discussed above relate to the wider Sector 150 / Noida–Greater Noida Expressway corridor. In the official material reviewed by MyReviewHub, we found no project-specific evidence of an incomplete approach road, right-of-way dispute, road-width violation or blocked legal access affecting ATS Kingston Heath. Buyers should still verify the current approach road and access conditions during a site visit.

Metro Connectivity
The nearest operational Aqua Line access is at Sector 148, with last-mile road travel required from ATS Kingston Heath. For buyers dependent on daily public transport, the project therefore does not currently offer doorstep metro connectivity.
A significant future improvement is the approved Aqua Line extension from Sector 142 towards Botanical Garden, which is intended to create direct interchange connectivity with Delhi Metro’s Blue and Magenta lines. This could materially improve the wider corridor’s public-transport integration once operational.
However, buyers should distinguish clearly between existing and future infrastructure. The extension is an approved infrastructure project, not a metro connection currently available to Kingston Heath residents. Any buying decision today should therefore be based on present connectivity rather than assuming the future line is already part of the project’s usable transport network.
Schools & Education Nearby
Sector 150 does not yet have the same concentration of established schools within the immediate neighbourhood as some of Noida’s older residential sectors. However, families living at ATS Kingston Heath have access to a strong education belt along the Noida–Greater Noida Expressway.
Established options in the wider corridor include Shiv Nadar School in Sector 168, The Shriram Millennium School in Sector 135, Genesis Global School and Delhi Public School in Sector 132, alongside other schools across the Expressway sectors. This gives families access to a mix of CBSE and international-curriculum options without having to depend entirely on schools within Sector 150 itself.
The trade-off is the daily commute. Most of the better-known schools are not within walking distance of Kingston Heath, and actual school-run times can vary significantly with the route and peak-hour traffic. Parents considering the project should therefore test the morning and afternoon drive to their shortlisted school rather than relying on brochure distances or off-peak travel estimates.

Kingston Heath benefits from access to several established schools along the Noida–Greater Noida Expressway corridor, with a useful choice of curricula. The weakness is not the absence of good schools, but that many of the better-known options require a daily road commute. For families with school-going children, that commute deserves an on-ground test before buying.
Hospitals & Healthcare
Sector 150 has access to several established hospitals along the Noida–Greater Noida Expressway corridor, but the locality itself does not yet appear to have the same depth of major healthcare infrastructure as Noida’s more established sectors.
Among the more relevant options are Felix Hospital in Sector 137, Yatharth Super Speciality Hospital in Sector 110 and Jaypee Hospital in Sector 128. These provide access to multispeciality and emergency care outside Sector 150, while smaller clinics, pharmacies and primary-care facilities serve more routine healthcare requirements in and around the locality.
For Kingston Heath buyers, the distinction matters. Access to major healthcare is available, but residents may still need to drive outside Sector 150 for emergency, specialist or tertiary hospital care. Families with elderly members, young children or recurring medical requirements should test the route to their preferred hospital during realistic traffic conditions rather than relying on advertised travel times.

Kingston Heath is reasonably connected to established hospitals in neighbouring Noida sectors, but Sector 150 itself should not yet be treated as a self-contained healthcare hub. Buyers for whom emergency or frequent hospital access is important should factor the road journey into their location assessment.
Shopping, Groceries & Daily Life
Sector 150 has enough neighbourhood-level retail to support many routine requirements, with local grocery shops, pharmacies and smaller convenience outlets operating in and around the residential catchment. Food-delivery platforms also extend the range of restaurants accessible to residents without requiring every dining option to be physically located within the sector.
Where the locality remains less mature is in large-format organised retail, extensive dining and entertainment. For larger shopping trips, branded retail, cinemas and a wider restaurant selection, residents generally need to travel towards established commercial areas of Greater Noida or other developed Noida sectors. Destinations such as The Grand Venice Mall and Omaxe Connaught Place in Greater Noida are among the larger organised retail options accessible from this part of the corridor.
This creates an important lifestyle distinction for Kingston Heath buyers. Sector 150’s appeal lies partly in its relatively low-density residential character, open-space positioning and separation from heavily commercialised neighbourhoods. The trade-off is that residents should not expect the kind of walk-out high-street, mall and restaurant ecosystem available in more mature urban sectors.
For an end-user, the best test is practical: during the site visit, check where you would actually buy groceries and medicines, order or eat dinner, and handle other routine requirements. The question is not whether these services exist somewhere nearby, but how much of everyday life can realistically be managed without taking the car out.

Sector 150 is no longer devoid of everyday conveniences, but it is not yet a fully self-contained retail and entertainment destination. Basic requirements can be handled locally or through delivery, while larger shopping, dining and entertainment trips remain more car-dependent. Buyers should see that as the trade-off for the sector’s quieter, predominantly residential character.
Drainage, Waterlogging & Air Quality
Drainage and monsoon waterlogging are among the more important civic-infrastructure concerns buyers should examine in the wider Sector 150 area. Unlike many locality complaints that appear only in resident forums, there is official government material documenting drainage and wastewater problems in parts of the Sector 150–151 catchment.

A Uttar Pradesh Pollution Control Board (UPPCB) inspection report filed before the National Green Tribunal in OA No. 52/2026 documented blockage and damage affecting the storm-water drainage system around Sectors 150 and 151, along with contaminated water accumulating at a low-lying site. Water samples collected during the inspection also recorded elevated pollution indicators, including BOD, COD and coliform levels.
The inspection covered multiple residential developments in Sector 150. Importantly, however, ATS Kingston Heath was not among the projects specifically listed in that inspection. The findings therefore establish a wider locality-level drainage and wastewater concern; they do not establish a drainage, sewage or waterlogging defect inside Kingston Heath itself.
Named news reports have separately highlighted drainage deficiencies, monsoon waterlogging and related civic-infrastructure concerns affecting Sector 150 and adjoining Noida sectors. Air quality is another wider NCR consideration, with construction activity and dust-control enforcement remaining recurring issues across the Noida–Greater Noida development corridor.
🗺️ MyReviewHub Note — Locality Evidence, Not a Kingston Heath Defect Finding
The drainage, waterlogging and air-quality evidence discussed above relates to Sector 150, Sector 151 and the wider Noida–Greater Noida corridor. MyReviewHub found no evidence in the material reviewed establishing that ATS Kingston Heath itself has defective internal drainage, an overflowing internal STP or a project-specific waterlogging problem. Buyers should nevertheless inspect the project’s approach roads and surrounding drainage conditions during or immediately after heavy rainfall, where possible.
Power Reliability in the Micro-Market
Sector 150 is served by Paschimanchal Vidyut Vitran Nigam Limited (PVVNL). Official PVVNL records identify a dedicated 33/11 kV urban substation in Sector 150, along with multiple 11 kV feeders serving the locality.
At the same time, MyReviewHub found no credible published evidence of a recurring pattern of prolonged power outages, transformer failures or voltage fluctuations specifically affecting Sector 150, nor did we find such a documented pattern relating specifically to ATS Kingston Heath.
Because Kingston Heath is still under construction and does not yet have a mature resident-occupancy history, its actual day-to-day electricity reliability cannot presently be assessed from resident experience.
⚡ MyReviewHub Note — No Project-Specific Power Issue Established
Sector 150 has documented electricity-distribution infrastructure, including its own 33/11 kV PVVNL substation. We found no reliable evidence establishing a recurring power-reliability problem at ATS Kingston Heath. Actual project-level performance can be meaningfully assessed only after sustained occupancy.
Property Price Trends
Property prices in Sector 150 have risen sharply over the past few years.
According to ANAROCK research reported by Hindustan Times, the average quoted price in the sector increased from around ₹5,700 per sq. ft. at the end of 2021 to around ₹13,600 per sq. ft. by June 2025. That is a rise of about 139% in roughly three and a half years. Put simply, average prices more than doubled during this period.
Rents have risen too. ANAROCK reported an average monthly rent of around ₹27,300 for a standard 2–3 BHK apartment in Sector 150 in 2025, compared with around ₹16,000 at the end of 2021. We did not find reliable project-specific rental data for ATS Kingston Heath, so we have not calculated a rental yield for the project.

These are average Sector 150 asking-price and rental figures, not actual sale or rental records for ATS Kingston Heath. Prices can vary considerably from one project — and even one apartment — to another.
Investment Considerations
The main thing for buyers to understand is simple: Sector 150 is no longer a low-priced emerging location. Property values have already risen substantially since 2021.
That does not mean prices cannot rise further. But buyers should not assume that the exceptional growth of the past few years will continue at the same pace.
For someone buying ATS Kingston Heath as an investment, today’s purchase price matters just as much as Sector 150’s past growth. The project’s construction and possession status, final quality and how it compares with other projects in the sector will also influence its future resale and rental appeal.
Sector 150 still has several things working in its favour, including its Expressway location, relatively low-density character and continuing infrastructure development. But a buying decision should be based on what the project and location offer today, rather than on the assumption that past price growth will automatically repeat.
Who Else Is Building Here — Competition Landscape
ATS Kingston Heath is not the only premium residential option in Sector 150. Buyers can also compare it with projects such as ATS Pristine, Tata Eureka Park, Godrej Palm Retreat, Prateek Canary and ATS Pious Orchards. Some of these offer completed or more advanced alternatives, while others are still under construction.
For a Kingston Heath buyer, this makes comparison particularly important. Instead of looking only at price per sq. ft., compare what you are getting for the money — apartment size, construction status, specifications, possession or occupancy status, and the overall condition of the completed development where it can already be inspected.

Sector 150 gives buyers enough choice that Kingston Heath should not be judged in isolation. A completed or more advanced project may offer greater certainty, while Kingston Heath may appeal to buyers who prefer its particular layout, specifications and development setting.
What Could Make This Area More Valuable
Sector 150 already benefits from its location along the Noida–Greater Noida Expressway. Further improvement to the Pushta Road corridor could provide another useful route towards Noida and reduce the area’s dependence on the Expressway.
Better metro connectivity across the wider Noida corridor could also improve access over time. However, these future infrastructure improvements should be treated as possible benefits rather than something a Kingston Heath buyer can use today.
The larger opportunity for Sector 150 is fairly simple: as roads, public transport, retail and other everyday infrastructure improve, the gap between its premium residential development and its still-developing surroundings could gradually narrow.

📍 MyReviewHub Location Verdict
Sector 150 offers strong Expressway connectivity, established premium housing and access to good schools and hospitals across the wider corridor. Its weaker points are still-developing everyday infrastructure, car dependence and documented drainage and waterlogging concerns in the wider locality. Property prices have already risen sharply, so today’s buyer is entering at a very different price level from someone who bought here a few years ago.
What We Liked
✅ Clear Three-Account Banking Structure
The project’s RERA filings disclose three separate bank accounts with Kotak Mahindra Bank, Sector 18, Noida — a Collection Account, Separate Account and Transaction Account. The same banking details appear in the promoter’s Form-B affidavit as well as the project’s RERA records.
Under the Form-B declaration, 70% of the amounts collected from buyers are to be deposited in the separate account and used towards the project’s land and construction costs, in line with RERA requirements.

This is a positive disclosure. The project’s banking structure is clearly identified in the RERA documents, making it easier for buyers to verify where the project’s statutory accounts are maintained.
✅ ATS Kingston Heath Construction Update — Progress Has Picked Up
The latest Quarterly Progress Reports filed with UP-RERA show steady improvement in physical construction. Reported construction progress increased from 32.72% in September 2025 to 39.91% in December 2025, 47.28% in March 2026 and 52.29% by June 2026.
That means physical construction advanced by nearly 20 percentage points in nine months. This is a positive sign: the official filings show an active project making measurable progress rather than a site that has stalled.
At the same time, 52.29% completion so close to the declared August 2026 completion date raises a separate timing concern, which we discuss under What Concerned Us below.
✅ Registered Land Documents Are Available and Traceable
MyReviewHub reviewed three registered sub-lease deeds dated 7 June 2014, 24 April 2015 and 11 September 2015 covering the larger land parcel connected with the development.
The documents show a recorded land chain from the Noida Authority to Logix Infradevelopers Pvt. Ltd. and subsequently to Celerity Infrastructure Pvt. Ltd., which is the legal promoter registered for ATS Kingston Heath.
This gives buyers a documented trail for the land underlying the wider development. However, it should not be read as a legal opinion or an independent certification that the title is free from every possible claim or encumbrance.

The availability of registered land documents is a positive. Buyers can trace the documented land chain rather than relying only on the developer’s marketing material. Any buyer proceeding with a purchase should still have the specific unit and current title/encumbrance position checked by their own property lawyer.
✅ Environmental and Utility Planning Is Well Documented
The Environmental Clearance and technical plans for the wider development contain detailed provisions for water management, sewage treatment, rainwater harvesting, landscaping and other utility infrastructure. The Environmental Clearance provides for a 410 KLD sewage-treatment plant, substantial landscaped area and 16 rainwater-harvesting pits.
These documents relate to the broader development of which ATS Kingston Heath forms a part, rather than Kingston Heath alone. They therefore show that environmental and utility infrastructure was included in the approved planning, but do not by themselves prove that every facility has been completed or is currently operating as designed.

The level of technical documentation is a positive. Buyers have more than brochure promises to refer to when checking the planned environmental and utility infrastructure. Actual on-ground implementation should still be verified before possession.
✅ Industry Recognition for the Project
ATS Kingston Heath was named “Golf-Themed Residential Development of the Year” at the ET Now.in Realty Conclave and Awards 2026, held in New Delhi in June 2026.
The award is a positive recognition of the project’s golf-themed concept and positioning. However, it should not be treated as a certification of construction quality, timely delivery or the eventual living experience.

What Concerned Us
🔴 1. Only 52% Physically Complete Five Weeks Before the Declared Deadline
The latest completed Quarterly Progress Report available for our review shows physical construction at 52.29% as of 30 June 2026. The same filing puts overall cost-based project completion at 45.97%.
The project’s RERA-declared completion date was 3 August 2026 — only about five weeks after that reporting date. In other words, according to the project’s own certified filings, almost half of the physical construction was still incomplete just over a month before the declared completion date.
This does not tell us exactly when the remaining work will be finished, but it creates a clear concern around the original completion timeline. Buyers should check the latest UP-RERA record for any approved extension or revised completion date and obtain the current possession timeline in writing from the promoter.
⚠️ Why This Matters
Buyers should not base payments, home-loan planning, rent commitments or moving dates on the original August 2026 timeline without first confirming the project’s current official completion and possession status.

🔴 2. Current Occupancy / Completion Certificate Status Could Not Be Verified
In the UP-RERA “Documents Uploaded” section reviewed by MyReviewHub, the field for “Proforma of Completion Certificate (Occupancy)” is marked: “Promoter select NA for this document.”
This is an important disclosure gap for a project whose original RERA-declared completion date was 3 August 2026. However, the “NA” entry should not by itself be treated as proof that no Occupancy Certificate or Completion Certificate has subsequently been issued.
MyReviewHub could not independently verify a current OC/CC from the documents reviewed. Buyers should therefore ask the promoter for the latest tower-specific Occupancy/Completion Certificate status and independently verify it with UP-RERA and the Noida Authority before relying on any possession or registry timeline.

Construction progress and legal readiness for occupation are separate questions. Before taking possession or making payments linked to possession, buyers should verify the applicable approval status for their particular tower/unit.

🟡 3. Commencement Certificate Could Not Be Verified from the RERA Record
The UP-RERA document index contains an entry labelled “Commencement Certificate.” However, when MyReviewHub opened the file linked under that entry, the document was actually the project’s Environmental Clearance issued by SEIAA on 12 July 2016 — not a Commencement Certificate.
We could not locate a genuine Commencement Certificate among the official project documents reviewed. This does not mean that the certificate was never issued; it means that we could not independently verify it from the public RERA record available to us.


⚠️ Why This Matters
Buyers should ask the promoter for a copy of the applicable Commencement Certificate and, where necessary, verify its status with the Noida Authority. A document labelled “Commencement Certificate” on the RERA portal should not be assumed to be one when the linked file itself is a different approval.

🟡 4. RERA Records Show Different Project Periods — 65 Months vs. 84 Months
The UP-RERA project record lists a “Proposed Period” of 65 months. However, the promoter’s Form-B affidavit for ATS Kingston Heath states in Clause 3 that “the time period within which the project shall be completed by me/promoter is 84 months from the project start date.”
Both figures therefore appear in official records relating to the same project, but they differ by 19 months. MyReviewHub could not locate an explanation for this difference in the UP-RERA documents reviewed.
This does not establish that either figure is incorrect or that a regulatory violation has occurred. It does, however, leave the project’s stated construction period unclear and deserving of clarification from the promoter.


⚠️ Why This Matters
A 19-month difference between two official project disclosures is significant when assessing the stated construction timeline. Buyers should ask the promoter to explain the difference in writing and confirm the completion and possession timeline applicable to their specific agreement.

🟡 5. Fire Approval on File Is Provisional
The fire-related document filed with UP-RERA is a provisional no-objection approval for the proposed group-housing development. The Hindi document sets out detailed fire-safety requirements covering systems such as fire-fighting pumps, hydrants, sprinklers, fire alarms, extinguishers, emergency lighting and other safety measures.
Importantly, the concluding portion of the fire document states that the approval is provisional and requires the prescribed fire-safety arrangements to be installed during construction and inspected/tested by the Fire Department before the building is brought into use.
MyReviewHub has not independently verified a subsequent final fire approval for ATS Kingston Heath from the UP-RERA documents reviewed. This should not be read as evidence that a final approval has never been issued; its current status simply could not be verified from the records available to us.

🟡 6. Project Land Is Linked to a ₹400 Crore Loan for a Related Development
The documents filed with UP-RERA disclose a mortgage/charge in favour of IDBI Trusteeship Services Limited over a larger residential land parcel measuring approximately 129,701.81 sq. m. The charge was created in connection with a loan of up to ₹400 crore, in various tranches, for ATS Pristine Golf Villas — another phase of the wider development.
ATS Kingston Heath occupies approximately 36,704.99 sq. m within this larger development. Importantly, the promoter’s Form-B disclosure specifically states that the land on which Kingston Heath is being developed is covered by this mortgage/charge, but also states: “No loan has yet been taken for this project.”
The document establishes the position disclosed when the project was registered with RERA in 2021. MyReviewHub could not independently verify from the official documents reviewed whether the mortgage/charge over the land relating to Kingston Heath has subsequently been partly or fully released.

Although the ₹400 crore financing was disclosed in connection with ATS Pristine Golf Villas rather than Kingston Heath itself, the promoter’s own affidavit states that the land on which Kingston Heath is being developed was covered by the mortgage/charge. 🟡 7. Sports City Restrictions Were Lifted, but Kingston Heath’s Project-Specific Approval Status Is Still Unclear
ATS Kingston Heath forms part of the wider Sports City SC-01 development in Sector 150. In January 2021, Noida Authority had put several Sports City approvals on hold, including matters relating to building plans, map approvals and occupancy certificates.
That wider regulatory position changed in 2026. The Noida Authority’s 222nd Board Meeting in April 2026 reportedly lifted the blanket restrictions affecting the Sports City projects. However, the revised layout approved at that meeting was specifically for SC-02, Sector 150. For the other Sports City developers, including the Logix-led development associated with SC-01, the Authority said revised layouts would still need to be submitted and assessed before further project-specific action could be taken.
ATS Kingston Heath, Celerity Infrastructure Private Limited and its specific plots — SC-01/C, A2, A4, A6, A11 and A12 — were not specifically identified in the Board Meeting material reviewed as having received a revised-layout approval, Occupancy/Completion Certificate, or registry clearance. MyReviewHub therefore could not independently verify the project’s current position on these approvals from the records reviewed.

Builder Track Record
Celerity Infrastructure Private Limited is the legal promoter of ATS Kingston Heath, although the project is marketed under the ATS name.
UP-RERA shows two projects under Celerity in Noida — ATS Kingston Heath and ATS Pristine Golf Villas Phase-1. The latter is shown as completed, with a declared completion date of 30 June 2023. This gives the legal promoter some completed-project history within the same wider Sector 150 development.
For ATS Kingston Heath, the more useful indicators are the project’s own construction progress, approvals and current RERA disclosures — all of which we have examined separately in this review.
📍 MyReviewHub View: Celerity does have completed-project history through ATS Pristine Golf Villas Phase-1, which is a positive. However, Kingston Heath’s own construction progress and approval status matter more than the ATS brand name alone.
